The market is showing no signs of slowing down with home sales increasing by nearly 36 percent in April of this year compared to last year. Median sales prices also continued their steep climb with a more than 17% increase. With close to 1,500 units sold in April across the state, Maine saw its median home price jump to $276,000, which was a $7,500 increase from March! Days on market continue to decrease with the average hovering near 8 days compared to 25 days in April of 2020. April 2021 statistics are unique, in that they are the first that show a true comparison to the year prior when the state was in a lockdown status due to COVID-19.
Nationally home sales were up 28.9% from April of last year, sending the national median price up by 20% to $347,400 according to the National Association of Realtors. In the Northeast we saw a significant jump in sales by 30% with regional sales increasing by 22 % to a median price of $381,100.
